The purpose of a self storage business plan is two fold. First it requires you do substantial investigation so you can determine and better understand the construction cost, operational expenses, expected income and local competition.
Creating a business plan will also help you determine the time and investment required for a successful project.
Secondly it gives your bank some confidence of your understanding of the business and that you are a good loan risk. The Bank will require an independent appraisal of the proposed project as well. Your business plan will have some of the basic information the appraiser will require from you.
